How do you decide the asking price?
We benchmark against actual registered sale transactions in your sector and tower — not asking prices on listing portals, which are routinely inflated. You get an honest number with the comparables behind it, even when that number is lower than you hoped.
What is your brokerage on a resale?
One percent of the transaction value, payable on completion. To be completely open about it: where Rentiers introduces the buyer, we charge one percent to the seller and one percent to the buyer — so we are paid by both sides of the same transaction. You will know that before you engage us, and it is set out in writing.
What documents do I need to sell my Gurugram property?
Typically the sale deed or conveyance deed, the builder-buyer agreement and allotment letter, an up-to-date society or maintenance no-dues certificate, property tax receipts, the occupancy certificate where applicable, a bank NOC and loan closure letter if there is a mortgage, and your PAN and Aadhaar. NRI sellers also need their passport, OCI or PIO card, and lower-TDS certificate paperwork where relevant.
How much capital gains tax will I pay?
That is a question for your chartered accountant — Rentiers does not advise on tax and does not do tax planning. It depends on your holding period, purchase cost, improvement costs and the exemptions available to you. Our free capital gains calculator can give you a rough estimate to take into that conversation, but your CA does the computation and the filing.
Do you verify the buyer before we proceed?
Yes. We confirm identity, funding route and loan sanction status before you commit time to a buyer. A buyer whose loan has not been sanctioned can stall a transaction for months, which usually costs the seller more than the price difference.
Can you sell my property if I am not in India?
We can run everything up to the signing — valuation, marketing, viewings, buyer verification, negotiation and scheduling the registry. What we will not do is sign for you. Rentiers does not accept Power of Attorney for resale transactions and never executes sale documents on an owner's behalf. You will need to be present for registration, or appoint someone you personally trust through your own lawyer.
I own another property outside Gurugram — can you manage that too?
Very likely, yes. Gurugram is our home ground and where most of our portfolio sits, and we also manage in Noida, Delhi NCR and Mumbai. Tell us where the property is and you will get a straight answer on whether we can look after it properly — we would far rather say no early than manage something badly from a distance.
